Kite Hill is a gated community in Laguna Niguel, California that has excellent views of the city below and Laguna Niguel Lake.
Kite Hill is a private and secured community. It’s located on the city border near Aliso Viejo. Entrances to Kite Hill have lighted fountains and marble monuments. Amenities include two volleyball courts, basketball court, six lighted tennis courts, soccer field, covered picnic benches, cabanas, and an Olympic sized swimming pool. There is also a recreation center and paved walking paths. The clubhouse is available to rent for private events.
Kite Hill includes over 600 homes that were built during the 1970s and 1980s by S&S Builders. The subdivision is made up of Kite Hill South, Kite Hill North, and Kite Hill III. It features 16 models with two story plans and living space that ranges from 2,200 to 3,500 square feet. Most reflect a Spanish architectural style and many have split-level floor plans. The lots are large and most have wonderful views. A lush park is the center focus with a pool and four of the tennis courts.
This neighborhood looks over the Laguna Niguel Regional Park and residents can enjoy Fourth of July fireworks from the comfort of their homes. Kite Hill is also close to the town center, post office, stores, restaurants, and entertainment.
The public school system is operated by the Capistrano Unified School District. Highly ranked Moulton Elementary and Aliso Niguel High School are nearby. Parents have the option of choosing private schools such as Grace Classical Academy, Beacon Hill KinderCare, Laguna Niguel Montessori Center, and Ocean View School. And there are several higher education facilities such as Saddleback College, Soka University of America, and California State University, Fullerton.
